Do I need a permit for storm repairs?
Many storm repairs need one, especially structural work, windows and doors, and any electrical or plumbing. We check with your city or Pinellas County and pull what's required.
What is the 50% rule?
If your home is in a flood zone and the cost to repair it reaches 50% of the structure's market value, local floodplain rules require it to be brought up to current flood standards, which can include elevating. Your building department makes that determination, and we'll give you a detailed estimate they can use.
Can you work with my insurance company?
We'll give you a detailed written scope and estimate you can share with your adjuster. Under Florida law, a contractor can't negotiate or interpret your insurance claim for you. That stays between you, your insurer and, if you hire one, a licensed public adjuster.
Is it worth fixing or should we start over?
It depends on the damage, your flood zone and your plans. We'll walk the house with you and give you an honest opinion.
