Laminate, vinyl plank or tile? Choosing floors for a Florida home
How humidity, slab subfloors and everyday water exposure should shape your flooring choice in Pinellas County.
Picking a floor in Florida isn't the same as picking one up north. Most homes here sit on a concrete slab, the air is humid most of the year, and between pools, beach sand and summer storms, floors take a beating. Here's how the most common options compare.
Laminate
Laminate gives you a convincing wood look at a friendly price, and today's products are tougher than they used to be. The trade-off is water: standard laminate has a wood-fiber core that can swell if water sits on it. Many newer lines are labeled water-resistant, which helps with spills, but it's still not the best pick for a bathroom or laundry room. Over a slab, laminate needs a moisture barrier underlayment.
Luxury vinyl plank (LVP)
Vinyl plank has a waterproof core, so it handles kitchens, baths and spills much better than laminate. It's softer and quieter underfoot, and it's forgiving on slightly uneven slabs. Thin, cheap vinyl can dent under heavy furniture, so the wear layer is worth paying attention to.
Tile
Porcelain tile is about as durable and water-proof as it gets, which is why it's everywhere in Florida. Wood-look porcelain plank gives you the warmth of wood with none of the moisture worries. It costs more to install and needs a flat, well-prepped slab, but done right, it lasts for decades.
Hardwood
Real wood is beautiful, but solid hardwood and Florida humidity don't always get along. If you love the look, engineered hardwood is more stable, and it should be installed with the right moisture testing and barrier over a slab.
Our quick rule of thumb
- Bedrooms and living areas: laminate, LVP or engineered wood all work well.
- Kitchens: LVP or tile.
- Bathrooms and laundry: tile or LVP, not standard laminate.
- Whole house, one look: wood-look porcelain or a quality LVP.
Whatever you pick, the prep matters as much as the product. A flat, dry, clean slab and the right underlayment are what keep a new floor looking good for years.
